To begin with, let us remind you what an energy certificate is? It is an official document that analyzes such property parameters as thermal insulation, quality of windows, heating and lighting systems. Based on this analysis, the energy efficiency from A to G. Certificates with an A rating imply minimum heating and lighting costs for the property. Without an energy efficiency certificate, residential properties are not allowed to be sold.
According to ANDIMAC, 83% of homes currently do not meet this minimum requirement imposed by the European community. Will Category E be enough to sell or rent your property? By 2030, a minimum E category certificate will be required when selling a home, but in three years’ time a D will be required. Currently, 80% of dwellings do not meet the required standards and have a maximum with letters F and G.
By 2040 the goal is for all homes to achieve maximum energy efficiency or at least be B-certified, so we can guess what the European community’s intentions are in this context.
What are the requirements for obtaining or improving an energy efficiency rating?
Achieving the desired energy classification requires the intervention of a technical professional competent in this field. This professional, usually a technical engineer or architect, will carry out a detailed inspection of the property, determine the necessary modifications and improvements and finally prepare the corresponding certificate.
Some of the aspects assessed in this certificate, particularly to achieve energy class E:
Thermal insulation. The house must have adequate insulation of facades and roofs to reduce heat and cold losses.
Efficient Ventilation. Improve ventilation to reduce the need for heating or cooling.
Natural lighting. Increase the use of natural light to reduce energy consumption.
Energy efficient appliances. Use of appliances with energy efficiency label A++.
Integrating renewable energy sources: e.g. solar panels to generate clean energy and reduce conventional electricity consumption.
